Use Alter Perception to conceal Toothpick from Erin. Gotta get the practice in before we can do fairy wings.

So, Lo... if Erin's gender-swap doesn't wear off in a few minutes, I think that would mean we could modify your body in arbitrary (physiologically-stable) ways, then make the effect functionally permanent by moving back to Anna before it reverts. If so, what kind of 'equipment' would you prefer? Not just down south, either, this could include super muscles like we did before, or armored skin, or... I dunno, maybe a third eye in your forehead that can see ultraviolet light and supernatural stuff. Get creative.

This could also, if it actually is long-term stable, pretty much take care of the money issue. Last I checked genital reconfiguration surgery goes for about $23,000 and isn't covered by most US health plans. Our thing would provide strictly superior results, with no overhead costs apart from finding customers.

We should probably let Erin know that no one's gonna believe him. People will look at this footage and say his claims of being turned into a girl is just him putting on makeup and putting something in his shirt to give himself boobs. Or they'll say he's got really good video editing skills. Taking off his clothes and showing off his new body will just make anyone watching think it's a poorly made porno. And if he shows his closest friends his new body, they'll think he went crazy and got a sex change for some reason.

So, unfortunately, anything he records here will just be dismissed as his desperate attempt to try and trick people into giving him money for making a "discovery".

Although, there might be someone that believes him. But what if his video gives someone else the idea to come here and they don't have any sort of exorcist powers and they end up getting killed by a ghost? There wasn't anyone else in there, right? I have two hypotheses, he might just be more susceptible to his instincts with lower self control, or he there might some kind of ambient malignant force in the mansion that's trying to take over.

The first step is to calm him down. Make sure Kinneret stops talking, she seems to have a talent for acting suspiciously. Ask him to take deep breaths and think rotationally, if he's already changed sexes then there's probably spooky magic junk in here to make all of us rich and famous. Step two is to get him to stop being a woman before he drives himself insane. We could reveal our true nature, but that has a lot of potential to backfire. We'll probably need something obviously magical that we can take out of the mansion, maybe the book?

Lots of conventionally-visible clues pointing to that at this point, including stuff Erin said out loud, and Erin's perceptive and deductive capabilities apparently weren't the best even before comprehensive magical sabotage. Our cover will be fine.

Kinneret and Toothpick both seem to have pretty much 'joined the party' at this point, but Erin is acting like a dangerously unstable NPC, with mysterious capabilities and ridiculous delusions that need to be carefully probed and managed. Accurate predictions should help improve Erin's perception of Lo's credibility on occult issues, which may be important later.

For now, recording the process of your reversion is probably stronger proof than holding onto your "after" state. A skeptic you presented this proof to could claim your before and after images are different people, and that you are a female look-alike, rather than a transformed Erin. Recording the transformation is stronger proof that is harder to refute.

Toothpick obligingly goes quiet, gazing up at Kinneret with wonder.

“Right!” Erin nods vigorously, but then freezes, his gaze drifting between the Host and Kinneret. After a long pause, his lip quivers, and he starts to blush. “Right. I - I think I must have dropped my camera, so let me just find it, and then… um… you won’t… I mean, I’m not the most - I don’t exercise much, and I’m a little skinny, so I might be a little…”

“Uh, what?” Kinneret asks, confused.

“I don’t think I’m very impressive normally, so if I’m ugly or something, please don’t hold it against me!” Erin blurts out. “I don’t want to ruin my chances, because you’re both really cute and I was kind of hoping I don’t know if maybe I could become friends and then more than friends and then eventually cuddle with one or both of you and then maybe - “ Erin punches himself in the mouth. “Shut up!” He hisses furiously at himself, punching himself again.

Whoa! Erin, are you, uh… okay?” Kinneret pauses to carefully place Toothpick back on the floor, then slowly walks over to Erin, putting a hand on his shoulder. “Please, please, please don’t hurt yourself.”

“You’re like a painting, Anna…” He stares at Kinneret with wide eyes, croaking his words in a harsh, unnatural way. “Human beings are beautiful creatures, don’t you think? Like artwork, each and every one. I might take a thousand pictures and still fail to capture that last tiny piece that makes a person who they are. But I want to take a thousand pictures of you, Anna. I want to claim that piece of you! Give it to me!” He howls, lunging at her.

Erin?!” Kinneret has just enough time to gasp in shock before Erin violently grips her shoulders and begins kissing her, though the brutal force of his twitching movements is hardly romantic. He comes off more like a rabid animal gnawing at her mouth.

The Host rushes forward, ready to hit Erin. Before the Host can get to him, however, Erin suddenly breaks away with a frightened cry. He runs to the nearest wall and slams his head against it, over and over. “I’m sorry! I’m sorry!” He moans. “I - I couldn’t ever do that! I didn’t do that!”

Kinneret stands there, frozen in place, for about a full minute. Then, very slowly, she turns around, kneels down, and picks up Toothpick again. She sways Toothpick back and forth in a mechanical way. Toothpick looks completely bewildered.

“Stay away, please stay away!” Erin whimpers, pausing between slamming his head against the wall. “I think there might be something wrong with me!”

“Oh, really?” Kinneret speaks so softly that she’s almost inaudible. “Gosh. I had no idea.”

“I think it might be better if you stopped talking to him.” The Host points out.

Kinneret glares at the Host. She closes her eyes. A moment later, she blinks, confused. “Wha…? Why am I standing up?”

“Mother… are you alright?” Toothpick reaches out and pats her arm.

“Huh?” She looks down, then stiffens in shock. Eyes darting around the room, her gaze lands on the Host. “Lo! What just happened? Erin grew boobs, and after that… I don’t know.” She looks at Erin, who is still regularly introducing his head to the wall. She winces at the sight of him. “Wait, what the fuck?!

“Yeah?” Anna raises an eyebrow at the Host. “Seriously, what the hell is going on? Why do my lips hurt? More importantly, why am I…?” She glances nervously down at Toothpick, then gives the Host a pleading look. “Help me out here, man. I’m lost.”

As for our friend here, he/she tried to forcefully stop themselves from reverting their transformation, ranted something about holding onto proof of the supernatural, grabbed Kinneret slash you in a violent kiss (sorry about that), and then started the head banging. Frankly, I'm concerned for their mental health.

Something subtle just happened. Basically, Erin tried to 'hold' the change, but he did it at the cost of his sanity I think? Like using a Ghost power, but with him giving up control of his emotions in exchange.
That's why he started to flip his lid I think.
Now, that said I don't think he actually actively knows any tricks? But he can interact with our ghostly moves if we do any on him...So yeaah we're gonna need to watch for that.

Give us a list of all possible "Would you like to learn more about..."s sorted by relevance to our current surroundings, and let us pick what order we want to learn about them. Note which subjects rely heavily on other knowledge that we haven't yet read so that we can learn in the right order.

Don't yell, but use a firm, steady tone. "Erin, listen to me. You need to stop hurting yourself. Let go of the transformation. If you want to film the transition, we can step out of the room or just turn away from you. You don't have to show us, and you don't even need to include your face in the shot. Once we have you back to normal, we'll be in a better condition to search for more evidence. I'm confident that when it comes down to it, we'll have enough evidence that we won't even need to use this."
